What are SAP Calculations?

Part L of the Buildings Regulations now requires that all residential developments must conform to specific target requirements on energy efficiency, CO2 emissions and running costs.

An Energy Performance Certificate (EPC) must be provided by Construction firms and builders to prove residential energy efficiency compliance. An EPC shows the energy performance of a property to prospective buyers or tenants, helping them make an informed decision about its energy efficiency and, therefore, about the likely ongoing efficiency and cost of heating.

The method used to rate residential energy efficiency is the Standard Assessment Procedure (SAP). A SAP calculation is the only way to demonstrate compliance with Building Regulations Approved Document L1A (New Dwellings), and Approved Document L1B (Existing Dwellings).

At SES, we have Elmhurst Accredited SAP Assessors who can carry out any SAP Calculations for you to show compliance with Part L1A of the Building Regulations.

SAP Calculations will be required for:
  • New builds
  • Any existing property being converted into a dwelling (i.e. former office buildings being converted to apartments)
  • Extensions to dwellings where the glazing is more than 25% of the floor area being added
As with many mandatory government schemes, there are often a lot of questions that people need answered when it comes to SAP calculations. We have provided a FAQ Section on SAP Calculations which can be viewed here, but please also feel free to ring us in order to speak with a professional about the matter in hand.

At SES, we also offer a number of other services to clients looking for SAP assessments – services that will complement the work already being done. We would recommend that you consider the following services to ensure that the dwelling complies with the various regulations set by your Local Authority:

U Value Calculations– Used to measure how much heat is lost through a particular material. These are required when completing a SAP assessment, so we can calculate them at the same time if needed.

Code for Sustainable Homes Assessment–  an environmental assessment method rating of certifying the performance of new homes.

Air Tightness Testing– a recognised method of measuring the extent to which air is lost through leaks/cracks in the building fabric.

Water Efficiency Calculations– These make sure that the property complies with water performance targets.

Sound Insulation Testing– a method of measuring and quantifying the amount of noise reduction achieved between different attached dwellings.

Why Choose SES?

When you choose SES to carry out your SAP assessment, you will receive a number of benefits, such as:

  • SES combine in-depth technical expertise with the ability to find workable solutions that are appropriate to your project requirements.
  • Advice on how to make sure the dwelling complies with building regulations in the most cost effective way for you.
  • A SAP calculation without the need for us to visit your site – all of the work is done from our office, meaning less disruption to your schedule.
