What are SAP Calculations?

Part L of the Buildings Regulations now requires that all residential developments must conform to specific target requirements on energy efficiency, CO2 emissions and running costs.

An Energy Performance Certificate (EPC) must be provided by Construction firms and builders to prove residential energy efficiency compliance. An EPC shows the energy performance of a property to prospective buyers or tenants, helping them make an informed decision about its energy efficiency and, therefore, about the likely ongoing efficiency and cost of heating.

The method used to rate residential energy efficiency is the Standard Assessment Procedure (SAP). A SAP calculation is the only way to demonstrate compliance with Building Regulations Approved Document L1A (New Dwellings), and Approved Document L1B (Existing Dwellings).

At SES, we have Elmhurst Accredited SAP Assessors who can carry out any SAP Calculations for you to show compliance with Part L1A of the Building Regulations.

SAP Calculations will be required for:
  • New builds
  • Any existing property being converted into a dwelling (i.e. former office buildings being converted to apartments)
  • Extensions to dwellings where the glazing is more than 25% of the floor area being added
